## How the capital gains tax calculator works

The calculator first decides how long you held the asset, counting from the purchase date to the sale date. Listed shares, equity mutual funds, listed bonds and listed ETFs become long-term after 12 months. Property, physical gold, gold mutual funds, unlisted and foreign shares need more than 24 months. Debt funds bought on or after 1 April 2023 never become long-term: their gains are always added to your income.

Next it works out the gain: sale price minus purchase cost minus selling expenses such as brokerage or legal fees. Securities transaction tax (STT) is not deductible. If the result is negative, you see the loss and how it can be set off and carried forward instead of a tax figure.

Then the right rate is applied. Short-term gains on STT-paid listed equity are taxed at 20% under section 111A. Long-term gains on listed equity are taxed at 12.5%, after the first INR 1.25 lakh of such gains in the year, which is tax-free. Long-term gains on everything else are taxed at 12.5% without indexation. Short-term gains on other assets go into your income and are taxed at your slab rate.

Finally the calculator layers the gain on top of your other income, so two easily missed effects are included: any unused basic exemption is set off against the gain, and if the gain pushes your total income above INR 12 lakh in the new regime, the 87A rebate on your other income is lost. The figure shown is the extra tax this sale costs you, including 4% cess.

Tax = (gain − allowances) x rate x 1.04

Gain

sale price − cost − selling expenses

Allowances

INR 1.25 lakh for listed equity LTCG, plus any unused basic exemption

Rate

20% (equity STCG), 12.5% (LTCG) or your slab

## Worked example: Rohan sells shares he held for two and a half years

Rohan, a product manager in Bengaluru earning INR 20 lakh, bought shares for INR 6 lakh in February 2024 and sold them for INR 9.5 lakh in August 2026. He held them for more than 12 months, so the INR 3.5 lakh gain is long-term. The first INR 1.25 lakh is tax-free, and the remaining INR 2.25 lakh is taxed at 12.5%: INR 28,125, plus INR 1,125 cess, for a total of INR 29,250.

## Good to know

- The holding test is 'more than' 12 or 24 months. Shares bought on 10 March 2025 and sold on 10 March 2026 are still short-term; sell a day later and they're long-term.
- The rates in force since 23 July 2024 still apply in FY 2026-27: 20% for equity STCG, 12.5% for LTCG and a INR 1.25 lakh yearly equity allowance. Budget 2026 did not change them.
- For SIPs and multiple purchases, each lot has its own date. Units are treated as sold first in, first out, so older lots usually qualify as long-term first.
- Capital gains are reported in Schedule CG of ITR-2 or ITR-3. Salaried people with gains can't use ITR-1, except for small listed-equity LTCG within the INR 1.25 lakh allowance.

## Frequently asked questions

How is capital gains tax calculated in India?

Subtract the purchase cost and selling expenses from the sale price to get the gain. Decide whether it is short-term or long-term from the holding period, then apply the rate for that asset: 20% for short-term listed equity, 12.5% for most long-term gains, or your slab rate for short-term gains on other assets. Add 4% cess.

What is the holding period for long-term capital gains?

Listed securities, including shares, equity funds, listed bonds and ETFs, are long-term after 12 months. Everything else, such as property, physical gold, gold funds and unlisted shares, needs more than 24 months. Debt funds bought on or after 1 April 2023 are taxed at slab whatever the period.

Is capital gains tax included in the 87A rebate?

No, not for special-rate gains. In the new regime the rebate can't be used against tax on equity STCG (20%) or LTCG (12.5%). Gains also count toward total income, so a large gain can push you over INR 12 lakh and cost you the rebate on your salary too.

Can I use my basic exemption limit against capital gains?

Yes, if you're a resident individual. If your other income is below the basic exemption (INR 4 lakh in the new regime), the unused part is set off against STCG and LTCG taxed at special rates before tax is worked out. The calculator does this automatically.

Do I need to pay advance tax on capital gains?

Yes, if your total tax for the year after TDS exceeds INR 10,000. Gains that arise after an instalment date are not penalised for that earlier instalment, as long as you pay tax on them in the remaining instalments or by 15 March.
