## How the home down payment calculator works

RBI caps how much of a home's value a bank or housing finance company may lend, known as the loan-to-value (LTV) ratio: up to 90% for loans up to INR 30 lakh, 80% for loans above INR 30 lakh up to INR 75 lakh, and 75% for loans above INR 75 lakh. The calculator finds the largest loan these slabs allow for your price, and the minimum down payment is the rest. Lenders can and often do lend less, based on your income and the property.

Enter the down payment you would like to make. If it is below the RBI minimum, the calculator raises it and tells you. Putting down more than the minimum cuts your EMI and total interest, but don't empty your emergency fund to do it.

On top of the down payment come costs no lender will fund. Stamp duty is set by each state, commonly 5-7%, with concessions for women buyers in several states. Registration is often 1%, though some states cap it at a fixed amount. Under-construction homes attract GST of 5%, or 1% for affordable housing; ready-to-move and resale homes don't. Brokerage, legal checks, loan processing fees and society transfer charges go in 'other costs'.

If you plan to buy in a few years, the price is grown at the property growth rate you choose, your current savings grow at your expected return, and the gap becomes a monthly saving figure.

## Worked example: Ankit and Pooja, a INR 1.1 crore flat in two years

Ankit and Pooja like a INR 1.1 crore under-construction flat and plan to book in two years. At 6% a year it will cost INR 1,23,59,600 by then. They hoped to put down 15%, but a loan that size falls in RBI's 75% slab, so the bank can lend at most INR 92,69,700 and they need INR 30,89,900 down. Their state's 6% stamp duty is INR 7,41,576, registration INR 1,23,596, 5% GST INR 6,17,980, plus INR 3 lakh of other costs: INR 48,73,052 in all. Their INR 20 lakh grows to INR 22,99,612, leaving INR 25,73,440 to save, or INR 99,627 a month.

RBI's loan-to-value rules need at least INR 30,89,900 (25%) as down payment here, so the calculator used that.

## Good to know

- Stamp duty, registration and other charges are not part of the property value for LTV purposes, so you must pay them yourself. RBI allows lenders to include them only when the home costs INR 10 lakh or less.
- On a property worth INR 50 lakh or more, the buyer must deduct 1% TDS from the payment to the seller and deposit it. It is not an extra cost, but plan the paperwork.
- Several states charge lower stamp duty when a woman is the buyer or co-owner. Check your state's current rates before you fix the registration.
- Down-payment money has a fixed date, so keep it in deposits or debt funds as the purchase approaches, not in equity.
- Home-loan principal (80C) and interest (up to INR 2 lakh, section 24(b)) are deductible only in the old regime for a self-occupied home.

## Frequently asked questions

How much down payment is required for a home loan in India?

At least 10% for loans up to INR 30 lakh, 20% for loans above INR 30 lakh up to INR 75 lakh, and 25% for larger loans, under RBI's loan-to-value rules. Lenders may ask for more based on your income, credit score and the property.

Can I get a 100% home loan?

No. RBI's LTV limits mean a bank or housing finance company can't lend the full property value. You also have to pay stamp duty, registration and other costs yourself, so the cash you need is always more than the down payment alone.

Does the home loan cover stamp duty and registration?

Not for most homes. RBI excludes stamp duty, registration and documentation charges from the property cost used for LTV, except where the home costs INR 10 lakh or less. Budget for them separately.

Is GST payable on a flat purchase?

Only on under-construction property: 5% for most homes and 1% for affordable housing, without input tax credit. Ready-to-move homes that have a completion certificate, and resale flats, carry no GST.

Should I make a bigger down payment or keep the money invested?

A bigger down payment means a smaller loan, lower EMIs and less interest. But keep enough aside for an emergency fund and the costs of moving in. If your loan rate is higher than what you can safely earn, paying more upfront usually makes sense.
