## How the home loan balance transfer calculator works

A balance transfer means a new lender pays off your existing home loan and you repay the new lender at its rate. The calculator keeps the same balance and remaining tenure, works out the EMI and remaining interest at both rates, and takes the difference as the gross saving.

Switching isn't free. The new lender charges a processing fee (plus 18% GST), and there are legal and valuation fees and stamp duty on the new mortgage document, which varies by state. Your current lender cannot charge a foreclosure fee on a floating-rate home loan to an individual, but fixed-rate loans may have one. The net saving is the interest saved minus all of these.

The break-even period shows how many months of lower EMIs it takes to recover the costs. If you might sell the house or prepay the loan before then, the transfer may not pay off.

The calculator also shows the bigger saving if you keep paying your current EMI after switching, so the lower rate shortens the loan instead of lowering the EMI.

Net saving = (EMI old − EMI new) x months left − (fee x 1.18 + other costs + exit charge)

## Worked example: Suresh moves an older loan

Suresh in Hyderabad still owes INR 55 lakh at 9.6% with 17 years left. Another lender offers 8.5%. His EMI would drop by INR 3,726 and he'd pay INR 7,60,028 less interest. The 0.35% fee with GST (INR 22,715) and INR 20,000 of legal, valuation and stamp costs total INR 42,715, which he recovers in a year, leaving a net saving of INR 7,17,313.

## Good to know

- Ask your current lender first. Many will reprice your loan to their current rate for a modest conversion fee, which saves most of the benefit without a transfer.
- Transfers make most sense early in the loan, when most of each EMI is still interest. With only a few years left, the saving shrinks.
- Check the new lender's spread over the benchmark, not just today's rate. A low introductory rate with a high spread can rise faster later.
- Collect all original property documents from your old lender within the time allowed. RBI rules require lenders to return them within 30 days of closure, with compensation for delays.

## Frequently asked questions

When is a home loan balance transfer worth it?

Usually when the rate gap is meaningful, the loan has many years left and the balance is large. Use the calculator: if the net saving is comfortably positive and the break-even is within a year or two, it is generally worth doing.

What charges apply on a home loan balance transfer?

The new lender's processing fee plus 18% GST, legal and valuation fees, and stamp duty on the new mortgage, which depends on your state. There is no foreclosure charge on floating-rate home loans to individuals.

Can I get a top-up loan with a balance transfer?

Many lenders offer a top-up loan along with the transfer, at a rate close to the home loan rate. The top-up is a separate loan that adds to your EMI, and its interest is deductible only if used for the house.

Does a balance transfer affect my tax benefits?

No. Interest on the new loan is deductible under 24(b) and principal under 80C in the old regime, as before, as long as the new loan is used to repay the original home loan.
