Your income is the limit. A co-applicant's income, a longer tenure or clearing an existing loan raises it.

## How the home loan eligibility calculator works

Lenders first decide how much EMI you can carry using FOIR, the fixed obligations to income ratio. They take your net monthly income, apply a FOIR limit (commonly 40 to 60%, higher for larger incomes), and subtract the EMIs you already pay. What's left is the EMI available for the new home loan. The 50% default is editable because each lender sets its own figure.

The tenure is limited by your age. Most lenders want the loan repaid by around 60 for salaried borrowers and 65 to 70 for the self-employed, and offer 30 years at most. The calculator takes the shorter of the two and works out the loan that EMI can repay at your rate.

Then the property sets a second limit. RBI caps the loan at 90% of the property's value for loans up to INR 30 lakh, 80% for loans above INR 30 lakh and up to INR 75 lakh, and 75% above that. Stamp duty and registration are left out of the value. Your eligible loan is the lower of the income limit and the LTV limit.

Adding a co-applicant's income, usually a spouse or parent who is also a co-owner, raises the EMI capacity. The table shows how eligibility changes with tenure, which helps if your age limits how long you can borrow.

Eligible loan = min(PV of (net income x FOIR − existing EMIs) over the tenure, LTV x property value)

## Worked example: Rahul and Priya look at a INR 1.2 crore flat in Bengaluru

Rahul takes home INR 1.1 lakh and Priya INR 70,000 a month, and they pay a INR 15,000 car EMI. At a 50% FOIR they can carry a INR 75,000 EMI. Rahul is 35, so the loan can run 25 years, and at 8.4% their income supports INR 93,92,619. But on a INR 1.2 crore flat RBI's 75% cap limits the loan to INR 90,00,000, so they need INR 30 lakh down plus stamp duty, and their EMI would be INR 71,865.

The property's value, not your income, is the limit here: RBI caps how much of it a bank can lend.

## Good to know

- Lenders look at your credit score as closely as your income. Late payments or high card utilisation can shrink an offer or raise the rate.
- Closing a small personal or consumer loan before applying frees up FOIR. Every INR 10,000 of EMI cleared adds roughly INR 12 lakh of eligibility on a 25-year loan at 8.5%.
- Variable pay and bonuses are often counted only partly. Self-employed borrowers are assessed on income shown in ITRs, usually averaged over two or three years.
- Eligibility is the most a bank will lend, not what you should borrow. Use the home affordability calculator to set a comfortable budget.

## Frequently asked questions

How much home loan can I get on a INR 1 lakh salary?

With INR 1 lakh take-home pay, no other EMIs, a 50% FOIR, 8.5% interest and a 25-year tenure, roughly INR 62 lakh. Existing EMIs, a shorter tenure due to age or a lower FOIR reduce it.

What is FOIR in a home loan?

FOIR (fixed obligations to income ratio) is the share of your net monthly income that a lender allows to go towards all EMIs, including the new loan. Banks commonly use 40-60%, depending on your income level and profile.

Does age affect home loan eligibility?

Yes. Most lenders want the loan to end by around 60 for salaried borrowers, so a 45-year-old may get only 15 years. A shorter tenure means a smaller loan for the same EMI.

Can a co-applicant increase my home loan eligibility?

Yes. A co-applicant's income is added to yours when working out the EMI capacity. Lenders usually require the co-applicant to be a close family member and often a co-owner of the property.

How much down payment do I need for a home loan?

At least 10% of the property value for loans up to INR 30 lakh, 20% for loans between INR 30 lakh and INR 75 lakh, and 25% above that, under RBI's LTV rules. Stamp duty and registration come on top and are not funded.
