## How the home loan EMI calculator works

Home loans in India are almost all floating-rate loans linked to an external benchmark, usually RBI's repo rate, plus a spread set by your lender based on your credit profile. The default here is 8.5%, a neutral illustration; use the rate in your sanction letter.

Because the tenure is long, a home loan is heavily front-loaded. On a 20 to 25 year loan, interest takes most of each EMI in the early years, and principal only overtakes interest about halfway through. The year-by-year table shows exactly where that crossover falls for your loan.

Processing fees on home loans are typically a small percentage of the loan, often capped at a fixed amount, and lenders sometimes waive them during offers. GST at 18% is added to whatever fee you pay. Add the fee here to see the APR, the true yearly cost including fees.

The interest and principal for each year feed straight into your taxes if you file under the old regime: interest on a self-occupied home is deductible up to INR 2 lakh a year under section 24(b), and principal counts towards the INR 1.5 lakh 80C limit. The new regime gives neither for a self-occupied home.

EMI = P x r x (1 + r)ⁿ / ((1 + r)ⁿ − 1)

P

home loan amount (the bank funds 75-90% of the property value)

r

yearly rate / 1,200

n

tenure in months, e.g. 240 for 20 years

## Worked example: The Iyers buy a flat in Chennai

Karthik and Meera Iyer take a INR 75 lakh home loan at 8.4% for 25 years, with a 0.35% processing fee. Their EMI is INR 59,887. Over 25 years they pay INR 1,04,66,236 in interest, more than the loan itself. The fee of INR 26,250 plus INR 4,725 GST lifts the APR to 8.45%. In year one, INR 6,26,506 of their EMIs is interest and just INR 92,143 is principal, so under the old regime Karthik can claim only INR 2 lakh of that interest under 24(b).

## Good to know

- RBI caps how much of the property value a bank can lend: 90% for loans up to INR 30 lakh, 80% up to INR 75 lakh and 75% above. Stamp duty and registration are not funded, so budget for them in cash.
- Floating-rate home loans to individuals carry no prepayment or foreclosure charge, so part-prepaying in the early years is the cheapest way to cut total interest.
- When your lender's benchmark rate falls, ask whether your spread can be reduced too. Older loans on MCLR or base rate can usually be moved to a repo-linked rate for a fee.
- Joint borrowers who are also co-owners can each claim up to INR 2 lakh under 24(b) and INR 1.5 lakh under 80C in the old regime, on their own share of the EMI.
- Interest paid before you get possession can be claimed in five equal parts from the year of completion, within the same INR 2 lakh yearly cap.

## Frequently asked questions

What is the EMI on a INR 50 lakh home loan?

At 8.5% for 20 years, the EMI on INR 50 lakh is about INR 43,391. Over 20 years you would pay roughly INR 54 lakh in interest. Change the rate or tenure above to see your own number.

Is a 30-year home loan a good idea?

A 30-year tenure lowers the EMI and can raise your eligibility, but you pay interest for ten more years than on a 20-year loan, which can add tens of lakhs to the cost. Many borrowers take the longer tenure for safety and then prepay whenever they can.

How much tax can I save on a home loan EMI?

Only under the old regime, for a self-occupied home: up to INR 2 lakh of interest a year under section 24(b) and principal within the INR 1.5 lakh 80C limit. For a let-out property, interest is deductible against rent in both regimes, though the new regime doesn't let any resulting loss reduce other income.

Why does my home loan balance hardly fall in the first few years?

Because the interest is charged on a large balance, most of each EMI goes to interest early on. On a 25-year loan at 8.4%, only about 13% of the first year's EMIs reduce the principal. Prepaying early has the biggest effect for exactly this reason.

Does the EMI change when the repo rate changes?

For a repo-linked floating loan, the rate resets at intervals set out in your loan agreement, usually quarterly. Lenders typically keep the EMI the same and change the tenure, unless you ask them to change the EMI instead.
