## How the home loan tax benefit calculator works

A home loan gives two deductions in the old regime. Interest on a loan for a self-occupied house is deductible up to INR 2 lakh a year under section 24(b). Principal repaid counts toward the INR 1.5 lakh 80C limit, along with stamp duty and registration in the year of purchase.

If the house is let out, interest is deductible against the rent without a cap. But a resulting loss can reduce your salary income by at most INR 2 lakh a year; the rest carries forward for eight years. The rent itself is taxed after a 30% standard deduction for repairs.

The new regime gives nothing for a self-occupied home. For a let-out house it allows interest against the rent, but not a loss against salary. The calculator works out each case using your salary and the 80C you already claim.

## Worked example: Sameer's first year in his own flat

Sameer paid INR 2.8 lakh in interest and INR 1.1 lakh in principal this year, and already has INR 90,000 of EPF under 80C. In the old regime he can deduct INR 2 lakh of interest and INR 60,000 of principal (the room left in 80C), saving INR 81,120. The new regime gives him nothing, but with a INR 22 lakh salary it still costs INR 2,40,500 against INR 3,66,600 in the old.

## Good to know

- Interest paid before you get possession is deductible in five equal parts starting from the year of possession, within the INR 2 lakh limit.
- Joint borrowers who are also co-owners can each claim up to INR 2 lakh of interest and INR 1.5 lakh under 80C.
- Get the interest certificate from your lender each year; it splits your EMIs into interest and principal.

## Frequently asked questions

How much tax can I save on a home loan?

In the old regime, up to INR 2 lakh of interest and INR 1.5 lakh of principal (inside 80C). At the 30% slab that's worth up to INR 1,09,200 a year with cess.

Is home loan interest deductible in the new tax regime?

Not for a self-occupied home. For a let-out property, interest is deductible against rent, but any loss can't be set off against salary or carried forward.

Can I claim a home loan deduction for an under-construction house?

Not until construction finishes. Pre-construction interest is then claimed in five equal instalments from the year of completion, within the INR 2 lakh annual cap.
